Tenant FAQs

Answers to the questions prospective and current SUPRA tenants ask most.

Can't find your answer? Call (904) 800-6575 or email Office@suprapm.com.

01 What are the benefits of renting a SUPRA property?

You can do almost everything online: apply, sign your lease, pay rent, request maintenance, and view your financial history through the AppFolio tenant portal. Our team of licensed professionals is also available by phone or in-office to help with anything you need during your tenancy.

02 How do you qualify tenants?

Every applicant goes through a credit check, criminal background check, residential history verification, and income verification. See our application criteria page for the full standards.

03 How do I apply for one of your properties?

Browse available rentals, click the property you're interested in, and submit your application online. Every adult 18 or older must submit a separate application. Once you've submitted a full application, we typically have an answer back to you within 2 business days.

04 How much is the application fee?

The application fee is non-refundable. The exact amount is listed on each available rental listing. Please review our application criteria before paying the fee to make sure you are likely to be approved.

05 How do I pay my rent?

Rent is paid online through the AppFolio tenant portal. Rent is due on the first of each month with a grace period through the 5th; late charges apply after the 5th. You can also set up recurring payments or pay via ACH/eCheck.

06 How do I submit a maintenance request?

Log into the AppFolio tenant portal and submit a work order. Online requests are monitored Monday–Friday, 9:00 AM–5:00 PM, and a vendor is typically dispatched within 3–5 business days. For after-hours emergencies, call (904) 800-6575.

07 What is your pet policy?

Pet policies vary by property. Each listing on our rentals page indicates whether pets are permitted and any associated fees or restrictions. Service animals are accepted on every property in accordance with Fair Housing law.

08 How long are your leases?

Most of our leases are 12 months. Some properties offer shorter terms; ask our leasing team if you have flexibility needs.

09 What if I need to break my lease?

Reach out to our office as early as possible. Florida law and your specific lease govern early termination, but in most cases there is a buyout fee and a process to follow so we can re-lease the home.
