Full-service short-term management is a percentage of booking revenue (typically 20–30% depending on volume). Co-hosting is a lower commission since you retain control of the listing. Cleaning fees are passed through to guests at cost.

Yes. Owners get an owner portal where they can block off personal stay dates. We just ask for reasonable advance notice so we don't accept conflicting bookings.

Short-term rental rules vary by city, county, and HOA. Some areas of Jacksonville allow them freely; others restrict or require licenses. We'll check your address before onboarding and handle any required registration, license, or tax setup on your behalf.

Damage is documented during turnover with photos and timestamped reports. We file claims through AirCover (Airbnb) or VRBO damage protection, plus your own short-term rental insurance policy. We recommend every owner carry STR-specific coverage in addition to platform protection.
